ABOUT THE ROLE

  • We are seeking a competent and detail-oriented Quantity Surveyor to manage the cost and commercial aspects of the company's real estate development and construction projects. The successful candidate will be responsible for cost estimation, budgeting, procurement, contract administration, project valuation, and cost control to ensure projects are delivered within approved budgets and in accordance with required quality standards.

Key Responsibilities

  • Prepare detailed cost estimates, bills of quantities (BOQs), budgets, and cost plans for real estate projects.
  • Conduct measurements and prepare accurate quantities for construction works and materials.
  • Monitor project costs, expenditure, variations, and overall budget performance.
  • Prepare interim valuations, payment certificates, final accounts, and contractor payment assessments.
  • Support the procurement and tendering process, including preparation and review of tender documents and evaluation of bids.
  • Review contractor and supplier quotations and negotiate costs where required.
  • Administer construction contracts and monitor compliance with agreed commercial terms.
  • Assess and manage variations, claims, extensions of time, and other contractual matters.
  • Conduct regular site visits to verify completed works and assess progress for valuation purposes.
  • Maintain accurate records of project costs, contracts, variations, payments, and financial commitments.
  • Prepare regular cost reports and provide management with updates on project financial performance.
  • Identify potential cost overruns and recommend appropriate cost-saving measures.
  • Liaise with architects, engineers, contractors, suppliers, project managers, and other stakeholders.
  • Ensure compliance with company procedures, project specifications, and applicable industry standards.

Qualifications & Experience

  • Bachelor's degree or HND in Quantity Surveying or a related discipline.
  • Professional membership of NIQS and/or relevant professional qualification is an advantage.
  • 3 years of relevant experience, preferably within real estate development, construction, or property development.
  • Proven experience in cost estimation, BOQ preparation, valuation, procurement, and contract administration.
  • Strong knowledge of construction methods, materials, and current market costs.
  • Proficiency in Microsoft Excel and relevant quantity surveying/cost management software.
  • Knowledge of construction contracts and standard forms of contract.
  • Strong analytical, numerical, negotiation, and reporting skills.
