The role

  • We are seeking an exceptional executive to serve as CEO, Afrihood Nigeria and join the Board as an Executive Director.
  • The Country CEO is the Board's principal executorresponsible for converting approved strategy, plans and resolutions into completed, evidenced results.

The role combines:

  • national business leadership;
  • land and development origination;
  • Area CEO recruitment and accountability;
  • commercial and portfolio performance;
  • institutional and project finance; and
  • disciplined Board execution.

Securing finance is an essential part of the mandate. Candidates must understand how to prepare projects for institutional capital, manage diligence, negotiate terms, satisfy conditions precedent and carry transactions through signing and drawdown.

Key responsibilitiesCountry leadership

  • Lead Afrihood's Nigerian operating company and take responsibility for national performance.
  • Translate Board-approved strategy, budgets and resolutions into measurable execution.
  • Establish an effective operating and reporting rhythm across the Nigerian portfolio.
  • Coordinate the Country leadership team while respecting each office's defined authority.
  • Provide timely, accurate and decision-ready reports to the Board.

Origination and portfolio development

  • Identify and open commercially viable new Areas.
  • Source and structure land, development and joint-venture opportunities.
  • Assess development economics, demand, title, financing prospects and delivery feasibility.
  • Build a properly sequenced national project pipeline.
  • Recommend which opportunities should progress, be restructured or be declined.

Structured finance

  • Own the lender and investor process for Nigerian projects.
  • Prepare projects to Afrihood's Institutional Readiness Standard.
  • Assemble evidence packs and lead diligence and Q&A.
  • Develop financing structures with banks, institutional investors, trustees and development-finance institutions.
  • Negotiate approved commercial terms.
  • Coordinate conditions precedent and carry transactions through signing and drawdown.
  • Maintain institutional relationships delegated by the Chairman and Board.

Structured-finance capability is a qualification for this position, not a responsibility to be delegated entirely to advisers.

Area CEO leadership

  • Source, assess and recommend Area CEO candidates.
  • Develop and hold appointed Area CEOs accountable for commercial performance, customer outcomes and compliance with the Afrihood Standard.
  • Supervise the Ilupeju Area CEO without taking over that executive's ownership of Aize sales, customers, allocations and local execution.
  • Build an Area leadership pipeline capable of supporting national expansion.

Commercial performance

  • Own the Nigerian commercial system and consolidated portfolio result.
  • Lead portfolio-level pricing, sales, marketing and demand strategy within approved plans.
  • Monitor sales, collections, allocations, customer obligations and development performance.
  • Ensure that commercial commitments are supported by credible evidence and deliverable plans.
  • Impose an immediate operational or commercial hold where necessary, subject to Board confirmation.

Governance and execution

  • Serve as an Executive Director of Afrihood Development Company Limited.
  • Execute Board resolutions within the approved authority matrix.
  • Present business plans, budgets, financing proposals and material exceptions for approval.
  • Maintain prompt correspondence and an effective asynchronous working rhythm with the Board.
  • Work closely with the Executive Chairman and NEDs responsible for Legal/Governance/Compliance, Investment/Risk and Property/Projects.

Authority boundaries

The Country CEO is accountable for execution but does not independently certify or approve every matter.

The Country CEO will not:

  • act as the Engineer of Record, independent QS, external auditor or Company Secretary;
  • overrule professional certification;
  • combine commercial origination with technical assurance;
  • finally approve expenditure the office recommended;
  • unilaterally approve or release Project payments; or
  • take over the Area CEO's ownership of local sales, customers and execution.

Project payments follow a controlled process:

Area CEO and contractor request Country CEO commercial review Executive Director's technical-readiness confirmation independent-QS certification Board approval controlled-account release.

Candidate profile

Candidates should demonstrate:

  • substantial senior executive experience in real estate, infrastructure, project finance, investment, banking or another capital-intensive sector;
  • responsibility for a business, portfolio, subsidiary or major operating division;
  • experience originating and evaluating land, development or joint-venture opportunities;
  • strong knowledge of development economics, cash flow, pricing, sales and portfolio performance;
  • personal experience leading financing transactions through diligence, negotiation, conditions precedent, signing and drawdown;
  • credible engagement with banks, institutional investors, trustees or development-finance institutions;
  • experience working with Boards, delegated authorities and reserved matters;
  • experience recruiting and managing senior executives or business-unit leaders;
  • strong written and verbal communication;
  • high integrity, sound judgment and the ability to decline an opportunity that is not ready.

A strong first degree is required. An MBA or relevant postgraduate or professional qualification would be advantageous.

Engineering registration is not required because technical authority sits separately with the COREN-registered Executive Director, Construction and Delivery.

Minimum of 7years of progressive professional experience, with at least 3years in a senior management, executive, or organizational leadership position.
