Job Summary

We are seeking an experienced and detail-oriented Senior Quantity Surveyor with 7 - 8 years of relevant experience to oversee the commercial and cost management aspects of our construction and real estate projects.

The successful candidate will be responsible for cost estimation, budgeting, tendering, procurement, contract administration, valuation, cost control, and financial reporting throughout the project lifecycle.

Key Responsibilities

  • Prepare detailed cost estimates, Bills of Quantities (BOQs), budgets, and cost plans for construction projects.
  • Review architectural, structural, MEP, and other technical drawings to prepare accurate quantities and cost estimates.
  • Manage the tendering and procurement process, including preparation of tender documents and evaluation of bids.
  • Review and negotiate quotations from contractors, suppliers, and subcontractors.
  • Monitor project costs against approved budgets and identify cost variances.
  • Prepare interim valuations, payment certificates, and final accounts.
  • Measure and value completed works on site.
  • Manage variations, claims, and other contractual adjustments.
  • Monitor material and labour costs and provide regular cost reports to management.
  • Maintain accurate records of project costs, contracts, variations, and payments.
  • Assist with contract administration and ensure compliance with contractual terms.
  • Conduct cost analysis and provide recommendations to management on cost-saving opportunities.
  • Liaise with contractors, consultants, project managers, architects, engineers, and suppliers.
  • Participate in site meetings, inspections, and project progress reviews.
  • Review contractor applications for payment and verify work completed on site.
  • Assist in forecasting project expenditure and cash flow.
  • Ensure projects remain within approved budgets and commercial targets.
  • Prepare regular commercial and financial reports for management.
  • Support the resolution of contractual and commercial disputes where required.

Requirements

  • Bachelor\'s degree/HND in Quantity Surveying or a related field.
  • 7 - 8 years of relevant professional experience.
  • Strong experience in construction, real estate development, or property projects.
  • Proven hands-on experience in cost estimation, BOQ preparation, valuation, procurement, and cost control.
  • Strong knowledge of construction materials, methods, and industry pricing.
  • Excellent understanding of construction contracts and commercial management.
  • Ability to read and interpret architectural, structural, and MEP drawings.
  • Strong proficiency in Excel and Quantity Surveying/estimating software.
  • Excellent analytical, negotiation, and problem-solving skills.
  • Strong attention to detail and ability to manage multiple projects and deadlines.
  • Good communication and stakeholder-management skills.
  • Professional membership/certification with NIQS/QS professional body is an added advantage.
  • Experience working on residential and commercial real estate projects is an advantage.
